Project Overview  

The project related to the regeneration of a vacant, brownfield site in Bristol’s Temple Quarter Enterprise Zone for the development of a mixed-use scheme comprising of purpose-built student accommodation and flexible commercial floorspace.  Pegasus Group, acting on behalf of Watkin Jones, helped coordinate secure delegated approval for the scheme.  The scheme will deliver 322 student bedspaces, helping to address the student housing needs in Bristol, and a number of socio-economic benefits.

The Challenge

The site is positioned in a highly sustainable location, adjacent to the proposed Phase 2 of the University of Bristol’s Temple Quarter Enterprise Campus (for which outline consent is currently under consideration).  However, although the site is within an area experiencing significant regeneration, it is also within a Conservation Area and adjacent to a Grade II Listed Building (which was operating as a nightclub at the time of the application).  This created several challenges in respect of the design of the proposals for the team to overcome.

The Solution

Pegasus and members of the project team collaborated extensively and positively with Officers and key stakeholders throughout the pre-application and application stage to help overcome and concerns and evolve the design of the scheme to ensure a sensitive, high-quality design that was respectful of the surrounding heritage assets and that fully interacted with the streetscene and public realm. The proposals have also been designed with sustainability and ecology at the forefront, including on-site renewables and achieving biodiversity net gain.
