Key Project Information

  • 135 new homes on the edge of Windsor including four custom build properties, as part of a wider mixed-use allocation.
  • 40% affordable housing will be provided
  • Pegasus Design led on the detailed design for the reserved matters submission and the Custom Build Design Code.

This detailed housing scheme for a new residential development on the edge of Windsor, close to the Windsor Marina and River Thames, has secured planning permission.

Challenges overcome

Our detailed housing design, which was submitted as part of a reserved matters application, had to be aligned with the approved design code and conditions attached to the outline approval.

On top of designing enhanced house-type elevations and bespoke apartment blocks, the scheme incorporated four custom build houses and a Plot Passport. The Plot Passports went into more detail about how and what could be built on the custom build plots, setting out purchasers’ choices on:

  • Plot
  • House type
  • Internal layout – from a range including separate rooms, open plan, subdivided spaces.
  • Internal specification – from a range including kitchen options, bathroom options, fixtures and fitting etc.
  • Bespoke decoration options – including paint and wallpaper options etc.

Creating quality open space

We worked hard to carefully retain existing landscape features, including a veteran oak tree which became the focus of a new piece of public open space.

Working closely with the drainage experts, we designed the open space to also double up as the site’s sustainable drainage solution.
