Outline plans for 2,000 homes, two new schools and two commercial centres on a site north of Stafford were approved by Stafford Borough Council this week.
Pegasus Group, the lead consultant on the scheme, secured the approval on behalf of Worcestershire-based developer Maximus.
The site is the main part of an allocation in the Borough Plan for Stafford, adopted in 2014, and the plans are also set to deliver a health centre, a pub and a 60-bed care home.
The proposed mixed-use development is on a site covering around 143 hectares and is located approximately 3km north of Stafford town centre.
With capacity for up to 2,000 new homes, the development will provide a range of house types including 2, 3 and 4-bedroom properties. Affordable housing provision will be a minimum of 12%, which was reduced from the council’s policy of 30% as a result of viability constraints.
Also included in the plans are a primary school and a senior school, the latter of which is set to have an enlarged, six court sports hall and an artificial grass pitch that will be available for public use outside of school hours.
