Project overview
Tasley Garden Village, looks to create a thriving new neighbourhood on the edge of Bridgnorth. Centred on Garden Village principles, the village will act as a hub, where people can live, work and socialise – enhanced by extensive green infrastructure.
The development is set to deliver up to 1,500 homes, including specialist housing for older people, employment land, mixed-use local centre, a primary school, 19.4 ha of country park and other open space, including sports pitches and landscaping.
Pegasus Group originally promoted the site through the emerging Shropshire Local Plan and successfully secured a draft allocation which included a design masterplan, vision document and outline planning application.
Pegasus provided planning and environment services alongside urban design.
The challenge
The site has varied topography with steep areas and gentler parcels with surface flood areas, a public right of way and a neighbouring listed farmhouse.
Pegasus’s outline design had to deliver a quantum of development alongside the required schools, amenities and open spaces and work within the existing quintessential English landscape.
Being such a large development, engagement with all the local stakeholders was also important.
The solution
The design was landscape-led, using the rich and diverse topography to provide identity and character to the site. Community uses were layered, followed by the housing and other commercial uses.
Flatter portions of the site were given larger development parcels, and steeper areas were allocated smaller parcels. This enabled the team to balance commercial sensitivities and quality design.
Vistas and views through the site were created to maximise the number of homes overlooking greenery and make the overall development feel close to nature.
Pegasus worked closely with the local authority and undertook a comprehensive consultation exercise with the local community to evolve and refine the design and ensure that Tasley Garden Village is something everyone can be proud of. Outline planning was secured.
