Project overview
Himley Village will form a sustainable and vibrant new village set within the Bicester eco-town, the development will seek to deliver up to 1,700 thoughtfully designed new homes. The site is in an attractive countryside area and well-connected to local schools and amenities with requirements to incorporate public open spaces, sports pitches, parkland, children’s play areas, and high-quality community facilities.
In collaboration with Cherwell CD and CALA Homes, Pegasus created the vision for Himley Village and established the scheme principles for a high-quality development. The site-wide Masterplan and Design Code was approved in November 2024.
The vision for Himley Village included new homes designed to respond sensitively to the existing character of the surrounding area, celebrating Bicester’s architectural heritage while embracing a modern, forward-thinking approach to homebuilding. Additionally, the new commercial hub to the south of the scheme will offer local amenities and jobs, supporting the long-term sustainability of the community.
Phase 2A forms the first parcel of the new Himley Village, which gained Reserved Matters approval in November 2024. This features 123 new homes, including 30% affordable housing, that began construction in September 2025. The development is operationally Zero Carbon, with units featuring Solar PV panels, air source heat pumps and timber frame construction to meet the requirements of the wider eco-town.
The challenge
The challenge of Himley Village is to deliver a large-scale, zero-carbon development that balances sustainability with design quality, while meeting the needs of a growing community and aligning with eco-town principles.
The solution
A collaborative approach with stakeholders and local authorities ensured a robust Design Code and Masterplan. Innovative design solutions, renewable technologies, and sustainable construction methods were integrated to achieve operational zero carbon and create a vibrant, future-proof community.
