Project overview   

The transformation of Canons Wharf will revitalise one of Bristol’s most prominent waterfront sites – bringing new life, activity and employment to the Harbourside.  

The scheme is set to enhance the public realm while introducing active ground floor uses, vibrant food and drink destinations and high-quality, flexible workspace overlooking the Amphitheatre and Harbourside.  

Pegasus Group provided planning, heritage, transport and economic expertise to support the evolution of the landmark Grade II listed building, guiding its adaptation, extension and conversion from a single-occupier office into a dynamic multi-let campus. Leading on the coordination and submission of both planning and listed building applications, the redevelopment scheme was granted permission in May 2026.

The challenge 

The project required the transformation of the largest office building in Bristol from a single-occupier model into a mixed-use destination, while introducing active and publicly engaging uses at ground floor level. 

This needed to be achieved in the context of the building’s heritage significance and architectural constraints, alongside wider planning policy requirements and commercial considerations.  

The site’s close relationship with the Amphitheatre also required careful engagement with a wide range of stakeholders. Bristol City Council, City Events, Bristol Business Improvement District, Conservation Officers and many more to ensure the space remained a public and social space. 

The solution

Through early and ongoing engagement with the client, project team and officers at Bristol City Council, Pegasus Group helped shape a scheme that balances heritage considerations with design ambition and commercial viability. 

Through close collaboration with planning, design and conservation teams, as well as key Harbour and Amphitheatre stakeholders – policy and public considerations were addressed early in the process.  

The team also coordinated the preparation and submission of planning and listed building applications to resolve key issues and secure consent. 

Canons House will transform into a vibrant mixed-use campus, delivering 197,000 sq ft of high-quality workspace alongside a carefully integrated mix of amenities and public-facing uses. 

Designed to support modern working and wellbeing, the development brings together social, leisure and workspace elements to create a destination that contributes to Bristol’s continued growth as a leading UK regional business hub.
