Secured planning permission sets to retain jobs and future office growth

Gallagher Gates, Gallagher Developments, Leamington SpaThe planning team at the Pegasus Group Birmingham Office successfully secured full planning permission for a new 1,700 sq.ft. office building (Use Class B1a), to be occupied by Gallagher Developments, following the sale of Gallagher Estates to London and Quadrant.

The site is located off Gallagher Way, in a mixed-use area to the south of Leamington Spa, in close proximity to the existing Gallagher Developments/L&Q Estates premises. There were a number of important considerations relevant to the application, including; the principle of a new employment use in an ‘out of centre’ location, the preservation of neighbouring residential amenity, biodiversity, landscaping, and highways and parking.

In securing planning permission, Pegasus Group acted as planning agent and provided a range of planning services, including the production of a ‘town centre sequential assessment’, demonstrating that there were no other suitable sites which could accommodate the development.

The application was heard at Warwick District Council’s Planning Committee meeting on Tuesday 16 July 2019 with an officer recommendation for approval. Pegasus Group spoke in favour of the application at the meeting, which was ultimately approved by Members.

The new office building will serve to retain jobs within the Heathcote area of Warwick, as well as providing flexibility for further office growth into the future.
