Pegasus Group’s Agriculture and Rural Estates team include planning, design, economic and environmental specialists and heritage experts experienced in successfully delivering rural development projects.

We work with farmers, landowners and rural estates to secure planning permissions for core agricultural activities as well diversification in to other enterprises and housing developments. Our Agriculture and Rural Estate clients benefit from our experience including initial “Estate Reviews” which identifies development potential and longer-term land promotion through the Local Plan process to allocate for residential development.

We propose options to turn unviable property, redevelopment sites and farmsteads into income-generating assets. Many rural sites and/or buildings are located within AONBs or Conservation Areas, Pegasus Group have the expertise to advise on all aspects of planning, heritage, design and landscape. Our team have advised on the following type of projects:

  • New Build Development within sensitive locations such as Conservation Areas or within the setting of a Listed Building
  • Securing residential planning permission for sites which are outside a settlement and therefore contrary to planning policy
  • Promoting land on the edge of villages/towns through the Local Plan process seeking to secure a residential allocation
  • Advising on rural diversification – including farm shops, garden centres, wedding venues and holiday lets
