We secured outline planning permission for a flexible commercial development comprising a range of industrial uses, a petrol filling station and ancillary retail kiosk, drive thru restaurants, drive-to diners and a hotel.
Working with a consultant team comprising Allied Ecology, Delta Simons, Jackson Purdue Lever, we advised Godwin Developments on how to devise a scheme that would maximise value and opportunity on the site while ensuring compliance with the local planning policy framework.

This project will deliver significant economic benefits:
- £0.5bn total economic benefit
- £18.5m total construction benefits from build costs and GVA over a 2-year build period
- 51 direct and 91 indirect full time equivalent jobs over the course of the construction period
- 247 direct full time equivalent jobs, of which 156 will be net additional local jobs, during the operational period
- £7.9m local authority business rate revenues
- £509m GVA over 30 years
