We provided advise to the client on whether to sell the land with the benefit of planning permission or implement the consent themselves and construct the development.

Following a successful planning approval for a residential development site in the Cotswolds, the client instructed us to undertake a site appraisal and valuation to assess the most profitable and viable way to proceed with the site.

The development comprised various property types and designs, with the use of our market expertise and analysis of market evidence we were able to advise our client of the most appropriate way in which to proceed with the site.  In similar scenarios, working alongside national and local developer clients, we have been able to introduce buyers to sites of this kind across the UK to those clients who do not wish to build out developments.

The Property team provided the client with market and valuation advice, inclusive of a development appraisal and residual valuation to assess the profitability of selling the site with planning permission or undertaking the development itself. The team considered construction costs, sales values and associated development fees, advising the client of the potential profit available with each choice.

We have the ability to involve departments such as Economics, Transport, Planning and Heritage as well as the Land & Property team at an early stage of identifications and assessments, allowing us to avoid issues in a later stage of the process.
