Key Project Information
- This was the last development to come forward along the Ordsall Lane Riverside Corridor in Salford and therefore considered as the last piece of the puzzle. It is two brownfield sites which are being brought forward for residential development.
- We worked in collaboration with the client and Council to get this application to committee within 5 of months of submission, which was during lockdown. The application was heard at the first virtual planning committee which went very well and gained excellent feedback on design and wanting to see this final part of corridor being brought forward for residential development.
Our brief was to gain full planning permission for residential development on the site and achieve as many unit as possible on the site. Through various pre-application meetings with the Council and design reiterations, we were able to achieve consent for 500 apartments made up of a combination of 1, 2 and 3 bedroom apartments.
The Council were keen to see the two sites developed as a whole but the client was keen for the development to be brought forward in two phases, which through various discussions and design reiterations, was achieved. We negotiated with the Council so that Eutopia could deliver the development in two phases but the Council had the assurance that both sites would come forward and would tie in with each other.


The development relates to the redevelopment of 319 and 321 Ordsall lane to deliver 500 residential units, made up of a combination of 1, 2 and 3 bedroom apartments. The scheme will deliver associated on site car parking, cycle storage, amenity space, landscaping and access.
The development comprises of well-designed buildings which are set amongst good quality public realm and areas of communal amenity space. The development makes a positive contribution to the regeneration of the Ordsall Riverside Area and represents a sustainable development.
The scheme proposes a central avenue, which will be a tree lined route through the centre of the development, with seating areas located on either side. The scheme also proposes green terraces on the ground floor level which is separated from the form of the building and split into four separate green zones. The green zones were designed to create pocket parks and distinct character areas. Some of the apartments will also have outdoor terraces and well as terraces on the roof areas.
The overall design of scheme took influence from the riverside heritage and Tatton Mill which was previously located on this site. The elevational treatment of the building has been tested with multiple design studies however the treatment was chosen to link back to the historical typology of Greater Manchester and Salford.
