Challenges overcome
We secured planning permission for the redevelopment of a brownfield site in the centre of Ilford town centre.
The mixed-use scheme delivered 117 new apartments across two residential blocks (10-storeys and 19-storeys) centred around a courtyard. It also created new retail uses fronting onto Ilford High Road.
This high-profile site required us to engage proactively with numerous important stakeholders – namely, the Greater London Authority, Transport for London, neighbouring landowners and local residents, as well as officers and councillors at LB Redbridge.
Long term benefits
36 of the units will be affordable (35% by habitable room) with 60% being London Affordable Rent and 40% Shared Ownership.
Due to its key position on the high street and close to Crossrail, the scheme serves as a crucial catalyst, kickstarting further inward investment in the local area.
