  • The development is highly unique in that the site features a woodland setting, which would see luxury bespoke dwellings carefully and sensitively key-holed into the woodland to create a characterful development.

The ethos of High Oakham Park is to create a high-quality residential development reflective of the character of the locality and to establish and contribute toward longer term environmental and social benefits to the site and its surroundings.

We aimed to achieve these by working closely with the client to produce bespoke housetypes for luxury homes, and working alongside specialist consultants in ecology and arboriculture to ensure the proposed housetypes could be sensitively accommodated on-site.

The site benefits from a woodland setting, and the residential plots would be carefully key-holed into the woodland to create a development with a unique character of larger, bespoke properties contained within generous plots surrounded by its own individual treescape, made up of existing and retained trees, and proposed tree planting and landscaping.

We have designed and produced bespoke housetype designs, alongside site layout plans and landscaping and ecological enhancement plans which achieves the objectives for the application site. Our teams worked closely alongside an ecologist and arboricultural consultant to ensure the dwellings can be accommodated on-site in a sensitive manner and have worked closely with the local planning authority and consultees to ensure the development can be supported.

We have demonstrated the development reflects the principles and parameters established by the outline permission and that the details required by the matters of layout, scale, appearance and landscaping present a high-quality residential development which assimilates effectively into its setting; respecting the character and appearance of the surrounding area, as well as the amenity of existing occupiers surrounding the application site, and the amenity of the future occupiers of the site. As such, the development proposal represents a highly sustainable form of development which demonstrates compliance with the outline approval, as well as all relevant National and Local planning policies.
