Achieving planning permission to build new accommodation for farm workers, or extend existing accommodation, requires dedicated insight and proven experience.

Pegasus Group has a portfolio of examples showcasing the team’s practical involvement in the preparation, submission and monitoring of such planning applications.

At Millington Grange, near York, Pegasus Group was instructed to address a previously refused planning application for a large extension to a farm director’s dwelling within the ‘Wolds Area of Landscape Protection’. We were able to prepare a comprehensive case to the Local Planning Authority that addressed their earlier concerns and resulted in planning permission being granted.
Subsequently, we were instructed to prepare and submit an application for the change of use of a former potato store to a commercial hanging and cutting facility for the client’s pedigree cattle business. Permission was also granted for this development.

At Windhook, Skipsea, we took on a project related to a dwelling that was subject to an agricultural occupancy restriction. Pre-application research carried out by Pegasus Group revealed that the agricultural use of the land surrounding the dwelling had gradually changed over time, making it impossible for any occupant of the dwelling to comply with the historic agricultural occupancy condition. An application was submitted to the council for the removal of the condition on the basis that it was now impossible to comply with the requirements and the removal of the agricultural occupancy condition was subsequently approved.

Pegasus Group has an extensive track record of success in a wide range of projects supporting the farming industry in its ambition to diversify.

The role of a consultant often remains misunderstood by farmers and landowners, but simply put is able to offer a wide range of advice on all planning, development and environmental issues that surround a development. Through our experience and understanding of the legislative process we can provide the expertise that optimises the chance of a successful planning application.
