Pegasus Group has successfully secured Reserved Matters consent on behalf of Manchester Road Development One Ltd, one of the Yorkshire Ventures companies, to build a substantial residential development comprising 554 apartments and two commercial units at Manchester Road, Bradford.

The scheme of six apartment blocks to include a mix of one, two and three-bedroom flats will deliver not only much needed new homes, but also play an important role in the regeneration of the city. The approved plans also include parking for 118 cars, green spaces between the buildings and a newly created courtyard.

Alongside planning services, Pegasus Group provided full architectural and landscape design services.

Nigel Cussen, Planning Director based in Pegasus Group’s Leeds office said: “This development will create both high quality buildings and a sense of place – it is set to be a real asset to the local community.

“The hard work put into the application ensured a smooth process through to the decision resulting in the application being approved by the council’s Planning Officers through delegated powers.”

In putting together the application, Pegasus Group aimed to develop a theme that related to Bradford, with some key design principles to:

  • Retain the originally proposed access and egress vehicular points
  • Respect the green corridor established on Croscombe Walk
  • Improve the amenity space between the blocks by increasing the number of floors on the central block and therefore reducing the footprint
  • Provide some commercial units to enhance the existing services

Nigel added: “Careful consideration was given to the design of each building, not only terms of appearance but how they are sited and landscaped within the site to create a visually pleasing aesthetic that compliments the surrounding townscape.

“The design takes reference from historic building throughout Bradford; brick detailing is used in areas to add interest and this theme is used to elevate the building that surround the site. A variation in cladding adds further to the design, highlighting key point.”

A condition of last week’s planning permission is that the development must start within two years otherwise the approval will lapse.
