Outline planning permission for an additional 64 new homes on a previously approved residential development has been secured on appeal.
Pegasus Group, on behalf of W.H. Kerkham, won approval on appeal from the Borough Council of Kings Lynn & West Norfolk for the development on land at Cheney Hill, Heacham.
The site forms part of a larger plan for 133 dwellings to be delivered in Heacham including affordable housing, public open space and infrastructure improvements. The appeal related to Phase 2 of the development, with Pegasus Group obtaining planning permission for Phase 1 in 2016.
Associate, Gabrielle Rowan, from Pegasus Group’s Cambridge office, said: “The appeal focused on allowing almost twice the number of houses on the site than had been allocated in the adopted Local Plan.
“We were pleased that the Inspector agreed with our points regarding sustainability, efficient use of land and highway safety and allowed the appeal.”
The Inspector concluded that the proposed development would boost the supply of housing including the provision of 20% affordable housing; that there would be economic benefits in terms of employment during construction and spend in the local economy; and that areas of public and recreational space would be provided.
“These are all factors that weigh significantly in favour of the appeal proposal and on balance, the benefits are sufficient to outweigh the partial conflict with the quantum of development and would therefore not undermine the spatial strategy as a whole,” said the Inspector.
