Pegasus Group’s Bristol office were pleased to achieve planning permission and Listed Building Consent for Co-operative Group Food Ltd for a new convenience retail store, with residential flats above, and residential houses in the former beer garden at the Doctor Johnson pub in Ilford. The applications were granted at committee in November, following a year’s work, including pre-application negotiations with officers and Historic England, as well as managing the applications through to a successful outcome. The approved applications will ensure the renovation and restoration of this Grade II Listed public house which has been vacant since 2010, and fallen into such disrepair, that it has been added to the Historic England “At Risk” register.

Public houseThe redevelopment of the public house will see the important internal bar features restored and reinstated, and protected behind Perspex for customers to view. The external repairs to the building will ensure its longevity. The ground floor will become a new Co-op convenience store, ensuring its viable future, with the upper floor divided into 3 flats, with a mixture of private and communal amenity space. The former beer garden will be developed into 3 no. 3 bedroom houses, each with a garden and parking spaces.

A previous application at the site for a similar scheme by a different convenience store operator was refused in 2015. However, the Co-op’s scheme managed to overcome the refusal reasons of the previous scheme, with Councillors giving approval at committee.
