Pegasus Group has secured planning permission on behalf of Linden Homes for 55 new homes on land at Grainbeck Lane, Killinghall.
The greenfield site is located on the edge of Killinghall and had previously been allocated for housing in the Local Plan. The full application proposes 55 properties – of which 22 will be affordable – as well as landscaping and parking.
Despite Highways and Landscape objections, the urban design team from Pegasus Group’s Leeds office worked closely with Linden Homes Yorkshire West and Harrogate Council on improvements throughout the application process in order to achieve a design that planning officers were able to support.

“We were pleased that Harrogate Council acknowledged the design and layout improvements made and that officers’ subsequently recommended the plans for approval. We believe that this new development will create an integrated residential community with a sensitive relationship to the existing urban environment and its setting.”
The new development of 55 homes will comprise three one-bedroom properties, 15 two-bed, 18 three-bed, 12 four-bed and 7 five-bed. The majority of the dwellings will be two storeys, with the exception of the five-bedroom properties which are 2.5 storeys. The Public Open space is provided at the southern end of the site, either side of the new entrance way.
Each dwelling has at least one parking space with the majority including room for two cars with all spaces provided off street. Integral and detached garages are also included throughout the development.
The main entrance to the site is proposed via a new access off Grainbeck Lane, while additional pedestrian and cycle access will be provided through the site to the north to allow residents to have a direct link to facilities and services in Killinghall.
