An outline planning application for a residential development of up to 40 homes in Oakham has been approved by Rutland County Council.
Pegasus Group secured the approval on behalf of the landowner, the Burley Estate Farm Partnership, providing design and planning services.
The application, for up to 40 homes on a 1.97 hectares site at Allotment Gardens, Brooke Road, includes associated open space, landscaping and infrastructure.

, of Pegasus Group’s East Midlands office, said: “We are delighted to secure planning permission for Burley Estate Farm.
“A previous planning application for the development site was refused on the grounds of unacceptable level of railway noise and in order to address this a noise assessment was prepared. Mitigation included a revised layout, an acoustic barrier and the inclusion of acoustic rated windows.”
In recommending the application for approval, council planning officers said: “This re-submitted application seeks to overcome the reason for dismissing the previous appeal, mainly related to railway noise. Discussions have taken place between the developer and the Council’s Environmental Protection Officers who are satisfied that the new scheme will adequately mitigate noise to an acceptable level.”
The proposed development is set to provide a high-quality residential environment with a range of house types, sizes and tenures. Up to 30% of the new homes will be affordable. The plans include a children’s play area and a pond to support wetland habitat.
