Pegasus Group were appointed by Richborough Estates Ltd. to provide Planning, Urban Design, Landscape and Consultation advice in support of an outline planning permission for residential development comprising up to 130 dwellings, with associated access, landscaping, open space and drainage infrastructure at land off Stafford Road, Eccleshall.
The design vision was to produce a new living environment of the highest standard, to create a sustainable development comprising a range of family houses, public realm open spaces and areas for play and enhance the attraction of Eccleshall as a place to live and work.
The proposal represented an extension to the town of Eccleshall, outside the identified village boundary. Following extensive consultation with the local community and local stakeholders, support for the scheme was given by the Parish Council, who were themselves in the process of preparing a Neighbourhood Plan for the parish.
The planning application was submitted soon after the adoption of the Stratford Borough Plan, which set out an up to date planning framework for the Borough, including criteria based policy to inform the identification of housing sites through the Council’s subsequent Site Allocations DPD.
The scheme provided a number of key community benefits, including the provision of significant new areas of open space, children’s play area and a multi-use games area currently lacking in the town.
The low density scheme included 40% affordable housing and a number of bungalows to respond to amenity issues relating to adjacent residential properties.
