Pegasus Group were appointed as lead consultant for a highly complex new settlement redevelopment of a 500 hectare former Cold War military airbase in North Oxfordshire and have been retained for over 10 years in this role.

The project involved securing planning permission for the conversion of existing military structures together with the redevelopment of substantial areas for a mixed-use development consisting of housing, employment and community facilities whilst retaining the existing community. An innovative approach towards education has been taken, including successfully working in partnership with stakeholders and delivery agencies to open a successful Free School providing primary and secondary education.

The entire site is a designated Conservation Area and there are a number of Scheduled Monuments and Listed Buildings.  Pegasus Group’s heritage specialists have advised on how to appropriately bring these structures into new uses.

Pegasus provided planning, masterplanning, Environmental Impact Assessment, landscape, and heritage expertise for this exciting project.

In April 2018 The Housing Minister Dominic Raab mentioned Heyford Park in his speech at the Design Quality Conference 2018.

“I recently visited Heyford Park in Oxfordshire. It’s a good illustration of the strides we are making. It really feels like a community, From the moment you stroll past the new local school, Around the well-designed streets … in a beautiful setting, Underpinned by well-planned transport links, so it really feels like it is set-up to thrive for the future.

We should take great pride in our design heritage and feel inspired by it … as we gear up to deliver those 300,000 homes that we will need by the middle of the next decade to meet the demand in this country. 300,000 each year.”
