Further to a retail capacity assessment, Stratford-on-Avon Council identified a need for a supermarket in each of its three main market towns. Pegasus Group advised Ainscough Strategic Land (ASL) of the opportunity who optioned a strategic piece of land on the urban edge of Shipston-on-Stour, which has subsequently been earmarked for a mixed use development through the emerging draft Core Strategy.
Pegasus Group advised ASL through the development plan and planning application process with regard to a mixed use development that included a 2,500 sq m supermarket and petrol station, along with a number of residential units and an extra care retirement development and public open space.
Pegasus Group project managed the design and public consultation team, prepared retail evidence (including a sequential site assessment of the town, town centre health check and economic impact assessment), and compiled evidence on housing supply and the need for an extra care development.
Following refusal of the application at planning committee in June 2014 Pegasus Group successfully appealed the decision in February 2015 on the basis that the proposal would not harm the vitality and viability of Shipston town centre, nor harm the character and appearance of the area.
