Pegasus Group undertook a number of applications, including planning, listed building consent and advertisement consent, to allow the refurbishment of 62-64 Knightsbridge in London, a landmark building which is to be converted into luxury office space as part of the Pavilion brand – ‘London’s exclusive luxury office brand’. This culminated in the most recent approval for major internal and external works at the site, as well as regularisation of the use of the third and fourth floors as offices.
62-64 Knightsbridge is a landmark Grade II Listed Building in a prominent location on Knightsbridge located within the Albert Gate Conservation Area. Heritage issues were central to the planning strategy and a detailed Built Heritage Statement was submitted to assess the significance of the site and the contribution it makes to identified designated heritage assets. The Built Heritage Statement considered key sources, including the National Heritage List for England, the Albert Gate Conservation Area Appraisal, aerial photography and Archival sources held at Westminster City Council and the Historic England Archives. The assessment identified any harm or benefits to the heritage assets which could result from the implementation of the development proposals, concluding that the proposals would not have an appreciable negative impact on the architectural or historic interest of the Listed Building.
The team at Pegasus Group attended the site to assess the internal and external features of the building, as well as consider the surrounding area and views to and from the site. The team worked closely and positively with Planning and Conservation Officers at Westminster City Council to achieve a sensitive and acceptable scheme, which fulfilled the client’s needs. This included engaging in pre-application advice and post-submission negotiations, which led to a staggered approach with multiple applications in order to obtain consent for the more sensitive aspects of the scheme separately to the more substantive proposals.
