Pegasus Group has been working on behalf of a conglomerate of major house builders to undertake masterplanning of a large site to the east of Rushden.

The design was required to accommodate approximately 2,500 houses, primary and secondary schools, a local centre, a care home, and over 10ha of employment space along with allotments, a cemetery and a large expanse of open space.

The design has responded not only to its immediate surroundings but also to wider movement paths as assessed by Space Syntax. An iterative design approach started with a range of structuring concepts guiding the more detailed concept masterplan. Accentuating the site’s natural features has resulted in a masterplan with a highly legible network of streets radiating from an attractive central spine road flanked by onsite sustainable urban drainage ponds.
