Pegasus Group was instructed by Bewley Homes to provide planning advice for a residential development on the land at Folly Court, Wokingham. The application site comprises the existing complex of buildings associated with the operations of the previous owner-occupiers of the site, these being office buildings, kennels, accommodation block, dog exercise and walking areas and other ancillary buildings.
The development consists of 100 dwellings, 27 of which will be social housing, open space and green infrastructure will be included.
The site was subject to a previous outline application by the Guide Dogs for the Blind Association (GDBA) submitted in April 2013, this application was subsequently approved in December 2013. Since the approval of the outline application the Council adopted a Managing Development Delivery (MDD) DPD in February 2014. The MDD DPD includes the allocation of sites for development, one of which is land at Folly Court, allocated for 100 dwellings under Policy SAL02.
In context, the approval of this scheme will create variety of housing and will allow green infrastructure for the existing and new community, while improving public access across the site, also to the wider pedestrian network.
The aim is to create a development for the 21st Century founded on best practice in urban design, community integration and sustainable development, with strong links to the wider area. The development will respect the local character but also move the community towards a more sustainable future.
