Our briefing note attached was produced in March 2016 to reflect stage 1 of the changes to major applications in Wales which came into force then.
From the 1st August 2016 Stage 2 came into force. The second stage requires the creation of a Pre-Application Consultation Report (PAC) for all major planning applications in Wales. This requirement for a PAC will extend the timeframe an application takes to be determined as it requires the site notices to displayed on site at least 28 days before the application is submitted.
Therefore, if you have any sites within Wales which are major applications you’ll need to consider the creation of a PAC, this is something that our Environment Team can undertake for you. The PAC is now a validation requirement.
