Approval for one of the UK’s largest retirement communities at a virtual Planning Committee

Pegasus Group is proud to have been providing expert planning advice to Inspired Villages, who secured a resolution to grant planning permission and Listed Building Consent at a virtual Planning Committee on 15 April 2020 for what will be one of the UK’s largest retirement communities, located in the Surrey Green Belt.

 

 

 

 

 

 

Reigate and Banstead Borough Council resolved to grant planning permission and Listed Building Consent at Committee for the conversion of the Grade II* Listed former office headquarters of Legal and General, L&G House, along with another locally listed building (St Monica’s House) into 149 no. assisted living units. In addition, planning permission was granted for the former office headquarters’ 1,500 space car park to be developed into a further 131 no. assisted living units.

The entire site lies within the Green Belt with the development taking place on the previously developed parts of the site. Reigate and Banstead Borough Council agreed that very special circumstances existed to outweigh the harm to the Green Belt as a result of the development of the 131 no. assisted living units on the former car park. Part of the ‘very special circumstances’ case included the long-term preservation of Grade II* Listed L&G House, one of the country’s finest examples of a purpose-built office campus, designed by Arup Architects and built in the 1980s, as well as the management in perpetuity of 6.5 hectares of parkland which will be available for use by the wider community.

The assisted living units were granted entirely on a Class C2 basis.
